Can I run my business from a rental house

The key here is the wording your tenancy agreement.  Most landlords are naturally concerned with people running businesses from their rental property and invariably have a clause in your agreement to prevent your from doing so.

 There are a number of reasons why they do this:

  • Business can attract unwanted visitors – sales people, delivery drivers and worse a more unsavoury element who thinks there may be valuable stock on site.
  • The main reason is the footprint a business can leave on a property.
    • The internet may still indictate a business is on site long after its’ gone potentially affecting the current tenants.
    • Worse still –if a business has run into financial trouble and received CCJ’s the impact can potentially affect both tenants and owners credit rating which may have implications in the future.

 So the best way to avoid these issues, especially if you are moving again in the next 12 months would be to use a business address or virtual office service.  This way you can register your business at a recognised business centre. Any post is forwarded on to you and you can promote the address giving your business some better credibility without the need to constantly update your stationary and telling your contacts when you move again.
