Q. How do we do it?
A. Initially Space 4 Work will visit the site and give you an overview of how the site can be turned into a Space 4 Work business centre and a guide to any capital infrastructure costs involved.
Q. How does Space 4 Work operate?
A. We work with a simple rolling licence agreement to allow you to use the Space 4 Work brand and join the network of business centres.
We will provide building signage and introduce our management policies and procedures onto your site.
Q. What benefits do I get?
> We will ensure your building complies with all statutory requirements.
> By subletting the building, landlords can save the high costs of having an empty building i.e increased insurance premiums, business rates, security and energy bills.
> Subdividing the space into smaller units makes it appealing to SMES and can provide a high yield/ft2 giving a better ROI.
> Local authorities can include the entire value added statistic within their various economic development targets.
Q. What does it cost?
Initial Licence Fee £ 3500 - One off
This allows you to use the Space4Work branding and network infrastructure whilst we manage the site for you.
Property Management - From £ 500 Monthly.
We will ensure your management systems are legally compliant and conduct the mandatory weekly, monthly, quarterly and annual checks. We can also provide cleaning and maintenance services.
Business Centre Management From £ 500 + Percentage of income monthly.
Space 4 Work will market your site, manage your tenants and provide a full suite of business centre functions. We can provide centre staff if required.
We can provide a specific quote based upon your building size and potential occupancy levels.
